The Guaranteed Rent Scheme is where we lease your property form you and sub-let it to our clients. The scheme is designed to mitigate hassle for landlords and give them peace of mind by paying rents each month. On this scheme landlords do not have to deal with high street estate agents nor pay management and other fees often charged by estate agents.
All residential properties including residential properties above commercial premises qualify. There is no restriction on the size of the property. HMO’s, hostels, bed & breakfasts and hotels also qualify for our Guaranteed Rent Scheme.
It is our opinion that the Guaranteed Rent Scheme is a very good option for landlords especially when properties are let longer term. Rents are paid each month even when the properties are empty and the risks involved when compared to renting on the private market are significantly lower. Landlords also receive much more support with repairs and maintenance hence keeping outgoings down.
We normally offer landlords the option of a 3 or 5 year contract however we understand that some landlords prefer a shorter or longer term hence we accommodate in accordance with the landlords needs.
To give an accurate rent achievable figure, we will first need to view the property to see how best we can maximise the property for the highest rents achievable. Factors such as location, room sizes and facilities need to be considered.
On the Rent Guarantee Scheme we often help landlords prepare their properties. We often use our in-house maintenance teams and subcontractors.
